Beautifully located, perched just above the Russian River, on S. Fitch Mountain, this vintage 1927 river home has been beautifully renovated and modernized with central heat/AC, new dual-paned windows, high open-beamed ceilings, and all the modern conveniences while still maintaining its vintage charm and craftsmanship. Convenient private off-street parking is provided for 2-3 vehicles. Through the front gate and down the steps, you enter the main level which has a wraparound veranda that includes a covered porch with a Weber Sportsman gas grill. This ‘lovely lady’ faces the river with gorgeous views of the beautifully landscaped and tiered yard with the Russian River just beyond from almost every window. There is seasonal access to the river from the property, and the community Del Rio Woods river access area with picnic tables is just a 5-minute walk away.

Enter the main level living room with original hardwood flooring, batten board walls, vaulted open-beamed ceilings with solar tube lights, ceiling fan, and decorative stained glass ceiling lantern which all combine to create a warm, comfortable, and country feel. A queen size sleeper sofa, sisal area rug, wood coffee table, a rocker loveseat, and a couple extra chairs furnish this lovely room. Entertainment is provided by a Samsung 37” Smart HD TV with Sony CD/DVD player and Comcast Xfinity cable and streaming capabilities for Netflix, Amazon Prime, etc. Enjoy the romantic flicker of the fireplace candelabra with rock and hardwood mantle.

The main level bedroom is just off the living room with a comfy queen bed, original hardwood flooring, and more batten board wainscoting. A ceiling fan, recessed lighting, antique dresser, nightstands, and privacy screen complete the main level bedroom which also has direct access to the upstairs Jack N Jill full bath. The upstairs bath features a beautifully refinished clawfoot soaking tub, a large double-tiled freestanding shower, walk-in closet with built-in storage cubbies, and dual pedestal sinks. The living room also has direct access to the main level Jack N Jill shared bath and it’s a small hallway is home to a bookcase with games and books for your pleasure.

Moving toward the river, next up is the kitchen/dining room combo with beautiful, large, checkerboard tile floor in wine country colors, burgundy and chablis. A convenient butcher block island has 2 bar stools for your ‘backseat chefs’ and includes a wine rack and a Henckels knife set.

The countertop here is cream-tiled with a deep white Kohler porcelain sink and faucet with pullout wand. A countertop microwave and under counter dishwasher provide convenience for cooking and cleanup. Wall-mounted vintage-styled shelving contains dishes, glasses, storage containers and spices. This kitchen has a beautiful 1940’s Wedgewood rebuilt gas oven with broiler under and a 4-burner gas cooktop with stainless steel hooded vent above. With vaulted ceilings and recessed lighting in the kitchen, there is also room here for the pots and pans rack directly above the island.

In the adjoining dining room, there is a cute dining table for 4 and two large dual-paned windows looking out over the river and wooded hillside beyond. From the dining area, you can also access the outdoor river porch through a double full paned slider, again with forever views of Mother Nature and Old Man River, arm in arm.

To the right of the kitchen and just beyond the dining room is a parlor with original Douglas Fir flooring, batten board wall paneling, and high ceilings, furnished with a quaint loveseat which folds down into a single futon sleeper. Also enjoy the small work desk with WiFi modem; another full-paned, double slider provides access for the river porch entertainment area and more views!

Back through the dining/kitchen area find the main level indoor laundry with a stacking GE Spacemaker washer/dryer combo, Hoover vacuum, iron and board, two toaster ovens, more pots, pans, dishes, and cleaning products.

Two flights of carpeted, banistered stairs, leads you down to a large second bedroom with ensuite full bath. This large lower level bedroom/bonus room also has a new queen 4-poster bed, open-beamed ceilings, ceiling fan, recessed lighting, privacy screen, and a trundle bed with a side table. The downstairs entertainment center houses a Samsung 40” Smart HD TV with Sony bluetooth sound system, bluray support and subwoofer, Comcast Xfinity and streaming ability maximize your choices here. The beautiful lower level bathroom has a large tiled shower with glass door, a marble topped single vanity, and linen closet.

Out this level through double full glass doors leads to a veranda which has additional views of the Russian River. A convenient stairway from this level takes you down to the tiered and beautifully landscaped river yard.

The lower level’s entertainment area is beautifully landscaped with indigenous and drought-resistant plantings on drip with mulching and planting beds. A 6’ circular spa is located here for your bubbling enjoyment (quiet hours from 10pm-9am). There is also a good sized paver brick patio with a four top with umbrella and a small briquette BBQ for the purists. The beautiful Russian River flows by just beyond the yard and seasonal access is provided by two flights of wooden stairs; this area is particularly enjoyable when Healdsburg’s summer dam is in, as water levels rise a couple feet and the current is slowed to lake-like environment. During this season, you will notice kayakers and canoes frequently passing and these trips can be arranged at River’s Edge, just a mile or so downstream from this special environment.

At the confluence of the Russian River, Dry Creek and Alexander Valley wine growing regions, Healdsburg is a world-class destination featuring outstanding wine tasting, fine dining, art and antique galleries, specialty shops and spas. Visitors can enjoy a wide variety of activities centered around the mature redwood tree-lined, newly renovated, central plaza with fountain and gazebo. The surrounding areas are also rich in opportunities for hiking, biking, golfing, fishing, canoeing, kayaking, and exploring the beautiful Northern California coastline and Redwood forests.

Day passes to the Parkpoint Health and Swim Club are available for $15/day for adults, $10/day for children 10-16, and $6/day for children 9 and under.
